Tenant access, done without the chasing
Access is the part that wastes landlords the most money, because a missed appointment is a wasted half day for everyone. With your permission we contact the tenant directly by text, confirm a two hour window, and send a reminder the evening before. If nobody answers on the day we photograph the door, log the attempt in writing and rebook, which also gives you the documented access attempts you need if the tenant keeps refusing entry.
For empty properties between tenancies we can collect keys from your agent in Radstock, Midsomer Norton or Bath, or work to a key safe code. Holiday lets are best done on a changeover morning, and we hold early slots back for exactly that.
If an appliance fails
A failed appliance does not have to mean a failed visit. Anything classified immediately dangerous is turned off and disconnected with your consent, and you receive the written warning notice on the day. Anything at risk is recorded with the reason. In most cases the fault is a small one, a leaking joint, a blocked condensate trap, a spillage from a poor flue seal, or a hob whose flame supervision device has failed, and we quote it on the spot so the record can be completed on a short return visit rather than a fresh survey.
Keeping several properties on one renewal date
A landlord gas safety record runs for twelve months, but it can be renewed in the last two months of its life without moving the expiry date. That rule is the tool for tidying a scattered portfolio. We look at your current expiry dates, pull the ones that can be brought forward, and inside two years everything sits in the same month. One visit, one invoice, one diary entry, and no more certificates quietly lapsing while a tenancy is being renewed.
