How a block booking works
- You send a spreadsheet or email list with address, postcode, appliance count and current expiry date.
- We group the list into geographic runs, typically Radstock and Midsomer Norton together, Bath city separately because of parking, and the Chew Valley villages as one loop.
- Tenants are contacted with a two hour window, or we collect keys from your office.
- Certificates are emailed as PDFs named by address on the day of each visit.
- Anything failing gets a written warning notice, a photo and a quote the same afternoon.
- You get a single invoice for the run and a reminder schedule eleven months later.
Getting a scattered portfolio onto one date
Because a landlord gas safety record can be renewed in its final two months without losing the existing expiry date, a portfolio spread across twelve different months can be pulled together deliberately rather than by accident. We work out which properties can be brought forward each year, and within two annual cycles the whole list sits in one or two months. That turns fifteen separate diary entries into one run, and it removes the risk of a certificate lapsing during a tenancy renewal.

Oil heated lets, the part most contractors avoid
Plenty of lets around Chew Magna, Blagdon, Chewton Mendip and the smaller Mendip villages are off the mains gas grid. Those properties still need annual servicing, a tank inspection and safe supply pipework, and far fewer contractors are OFTEC registered to do that work than are Gas Safe for gas. Keeping them on the same list as your gas properties means one contractor, one renewal month and no gap in your compliance file.
