Understanding CP12 versus annual service before you spend money

The CP12 confirms the appliance, flue and installation were checked and found safe on the date of inspection. A full service goes beyond that baseline to include cleaning and adjustment intended to keep the appliance running well, not just confirmed safe. Landlords are required to have the safety check element renewed annually and to give tenants a copy, but many choose to combine it with a full service to protect the appliance as well as meet the legal minimum.
