Single-pipe circuits in older stone cottages

A lot of the stone cottages and farmhouses around Litton were plumbed decades ago on a single-pipe gravity circuit, where each radiator draws from and returns to the same loop rather than having its own flow and return. It works, but radiators furthest from the boiler receive water that's already cooled after giving up heat to the ones before it, so the far end of the house is always the coldest. Converting to a two-pipe layout means new pipe runs, which in a stone cottage often means chasing lime plaster or lifting flagstones — not a trivial job. Where a full rewire of the pipework isn't wanted, we sometimes improve balance instead by oversizing the radiators nearest the end of the run and fitting TRVs to hold back the ones nearest the boiler.

What a proper heating quote should include

A quote worth relying on states the specific boiler or equipment model, the labour and materials it covers, whether a system flush and magnetic filter are included, what happens to old equipment removal and disposal, and what's excluded — an unexpected gas pipe upsizing or asbestos-containing material discovered during removal, for example, which can't always be known before work starts. It should also state who's completing the Gas Safe or OFTEC notification and Benchmark commissioning record, since that's the paperwork that protects both the manufacturer's guarantee and the property's compliance history when it's sold. A vague one-line quote makes comparing genuinely different offers difficult, because two prices that look similar can cover very different scopes of actual work.

Nozzle replacement and baffle cleaning on oil burners

An oil burner's nozzle atomises fuel into a fine spray for combustion, and it wears from constant fuel flow at pressure, gradually changing the spray pattern away from the burner manufacturer's specification even before it visibly fails. A worn nozzle burns less cleanly, producing more soot that coats the heat exchanger's baffles, and a sooted heat exchanger loses efficiency in the same way scale does on a gas boiler's plates. Standard practice on an annual oil service is to replace the nozzle as a matter of course, rather than wait for a fault, and to remove and clean the baffles so the heat exchanger surfaces are exposed to combustion heat properly again. Skipping nozzle replacement to save a service visit's minor parts cost is a false economy against the fuel wasted by a poorly atomising burner.

Radiator sizing after lowering the flow temperature

Running a boiler at a lower flow temperature — typically 55°C or below rather than the old default of 70-80°C — improves condensing efficiency measurably, but it also reduces the heat output of every radiator in the house, because a radiator's output falls roughly with the square of the temperature difference to the room. Radiators sized correctly for a 75°C flow can end up unable to heat the room properly at 55°C unless they're upsized or supplemented. We check each radiator against the lower design flow temperature before recommending it, and where a room falls short we look at whether a larger single panel, a double panel, or an additional radiator on that circuit closes the gap, rather than pushing the flow temperature back up and giving away the efficiency gain.

Boiler interlock: a Part L requirement, not an extra

Building Regulations Part L requires a "boiler interlock" on new and replacement heating systems — wiring arranged so the boiler and pump cannot run unless a room thermostat or a zone valve is actually calling for heat. Without it, a boiler can cycle needlessly even when no zone in the house wants heat, wasting fuel and adding wear. It's a wiring and control logic requirement rather than a specific product, so it can be satisfied by several different control layouts as long as the end result prevents that unwanted firing. We confirm interlock is correctly wired as part of every boiler installation and note it on the commissioning paperwork, because it's one of the checks Building Control or a competent-person scheme inspection will look for specifically.

Chasing pipework into lime plaster and stone walls

Solid stone or cob walls finished in lime plaster, common in the older parts of Litton, behave very differently to modern plasterboard when a pipe run needs chasing in. Lime plaster is softer and more porous than gypsum, so cutting a neat, consistent chase without blowing the surface needs a slower hand and finer disc than a stud-wall job, and any repair has to be made good in a lime-based skim rather than modern filler, which can trap moisture behind it and cause the patch to fail. On solid stone we sometimes surface-mount pipework in painted conduit instead of chasing, particularly where the wall is a significant structural thickness and chasing would weaken it. Knowing which approach a wall needs before starting avoids expensive plaster damage.

Oil tank de-sludging: why it's not optional

Oil sitting in a tank for years accumulates water from condensation and fine sediment that settles at the bottom, and over time this forms a sludge layer that can be drawn into the fuel line, particularly when the tank is nearly empty and the outlet pulls from lower in the tank than usual. Sludge blocks fine oil filters and burner nozzles, which shows up as burner lockouts or a boiler that won't fire cleanly rather than as an obvious tank problem. De-sludging drains and cleans the tank base without necessarily removing the whole tank, and it's worth doing when a tank is inherited with a property, before switching to a new boiler, or if lockouts recur despite the filter and nozzle being replaced. It's a preventative job that's cheaper done on schedule than after a burner failure it caused.
