Condensing vs non-condensing boilers explained
A condensing boiler recovers extra heat from the flue gases by cooling them enough to condense, producing acidic condensate that has to drain away. A non-condensing boiler vents that heat straight out through the flue and never produces condensate.

Condensing and non-condensing boilers explained in plain terms
Building Regulations have required condensing boilers for new domestic gas and oil installations for many years, so almost every replacement fitted today is condensing by default. The practical differences are a condensate drain that must run to a suitable point without freezing, and flue materials rated for the acidic exhaust. Older non-condensing boilers still in service are perfectly serviceable but cannot legally be replaced with another non-condensing unit.
