How long a landlord gas safety check takes, by property type

How long a landlord gas safety check takes on site depends almost entirely on how many appliances there are to test, not on the size of the property itself.

The engineering behind how long the check takes

A property with a combi boiler and nothing else is normally the quickest visit, since there is only one appliance, one flue and one set of controls to work through. Add a gas hob and the time roughly doubles because each burner and the flame supervision device need testing individually, and a gas fire on top of that adds a similar block of time again. Houses in multiple occupation with a shared kitchen or several separate appliances take longest, since access often has to be arranged room by room rather than all at once.

Things worth knowing about how long the check takes

  • A combi boiler alone is usually the fastest single-appliance visit
  • Adding a gas hob roughly doubles the time due to per-burner testing
  • A gas fire on top of a boiler and hob adds a further block of time
  • HMOs with shared kitchens or several appliances take the longest overall
  • The record itself is completed and issued on the same visit once testing ends

Where we deal with this

Who should undertake the work

  • Gas appliance work must be completed by a suitably qualified Gas Safe engineer
  • Oil appliance work should be completed by a suitably qualified OFTEC technician
  • Jamie Crawford Heating states both Gas Safe and OFTEC registration

Need help with how long the check takes?

Our advice: Knowing the appliance count in advance is the single best way to book a realistic appointment window and avoid a rushed visit.

Use the enquiry form to describe the appliance, fault code and what changed before the problem started.

Questions we get asked

Can I get an exact time before booking?
Give the appliance count when you book and a reasonable window can be estimated, though access delays such as a locked meter cupboard can add to it on the day.
Does an older appliance take longer to check than a new one?
It can, particularly if a flue is harder to access or a component needs cleaning before it will test correctly.
Is the certificate handed over immediately after the visit?
Yes, assuming everything passes, the record is normally completed and issued before the engineer leaves site.
