Maintenance & Repair — Easton (BA5)

Timing matters with maintenance & repair: a mid-summer replacement gives more room to plan than an emergency swap in January, and a written quote gives you time to think rather than decide under pressure. We can work to either, but a bit of notice usually means a smoother job. Gas Safe registered, OFTEC registered, 24 Bristol Road, Radstock BA3 3EE, open Monday to Friday, 8:30am to 5pm. Our van runs the A371 to reach you, 11 miles out from the Radstock workshop. Access is lane access, so parking, spoil removal and delivery timing get planned in advance. In Easton itself (BA5, Somerset) that usually means stone cottages and modern estates, roughly 11 miles from the workshop.

Easton: stock, water and fuel supply

Village lanes around here are sometimes narrow enough that arranging a specific arrival time matters more than it would on a wider suburban road, particularly if a new boiler, cylinder or radiators need to be carried some distance from where a van can park. We ask about this when scheduling the survey so the job itself isn't held up by something that could have been sorted in advance. homes alongside small commercial and agricultural premises make up most enquiries from this postcode. Conservation and listed constraints apply to parts of the area, so external work is checked first. Easton is roughly 11 miles from our Radstock base via the A371. Typical property stock here: stone cottages and modern estates. A meaningful share of properties around Easton are off the gas grid, so oil boiler installs and tank swaps make up a fair part of what we do locally. Repair calls in Easton usually get a same-week visit, with most common faults fixed on the first attempt.

Easton questions we get asked

What paperwork do I get once the job's finished?
You'll get a Benchmark commissioning checklist for the boiler, a building notice or Building Control completion certificate for notifiable work, manufacturer warranty registration confirmation, and a Gas Safe (or OFTEC) record of the work. Keep these together — they're what a future buyer's solicitor or a warranty claim will ask for.
We've got an oil-fired Rayburn or Aga heating the house — can that be replaced with a standard boiler?
Yes, where a range cooker like a Rayburn or Aga is also running the central heating, it can be separated out and replaced with a dedicated modern oil or LPG boiler, keeping the range purely for cooking if you want to retain it, or removing it entirely. Sizing the new boiler correctly for the property is the key part of getting this right.
What's actually checked during an annual boiler service?
A service includes a visual and functional check of the boiler's casing and controls, flue gas analysis to confirm safe and efficient combustion, checking the flame picture and pressure, inspecting seals and condensate, and testing safety devices. It's a safety check as much as a performance one, and it's what keeps most manufacturer warranties valid.
What's an unvented cylinder and does it need special installation rules?
An unvented cylinder stores mains-pressure hot water without a cold water tank in the loft, giving strong pressure at every outlet. Building Regulations require it to be fitted and commissioned by someone holding a specific unvented cylinder qualification (which we hold), including fitting the correct safety valves, because an incorrectly installed unvented cylinder is a pressure vessel hazard.
What are your opening hours, and can you help out of hours?
Our published hours are Monday to Friday, 8:30am to 5pm, and that's when the phones are answered and jobs are booked. We're honest that we don't run a round-the-clock emergency line, so if you're planning ahead, call during those hours on 07516 118198 and we'll get you booked in.
Does my new boiler need to be notified to Building Control?
Yes — boiler installation and replacement is notifiable work under Building Regulations. As Gas Safe/OFTEC registered installers we self-certify the work through our Competent Person Scheme, which means we notify it directly and you get a certificate without needing to involve the council separately.

Where to go from here

The next step for maintenance & repair is a site visit, not a phone-only estimate. Seeing the property, the current system and the access lets us give you a figure that holds up once the work starts, rather than one that changes on the day. Call 07516 118198, Monday to Friday, 8:30am to 5pm, and we'll arrange a time that suits. Photos of the existing setup speed up pricing for village properties like these. Most of what we open up here is stone cottages and modern estates, which dictates flue routes and pipe sizing. Nearest neighbours on our round are Wells, Westbury-sub-Mendip, Wookey.

Technical notes for this job type

How a condensing boiler recovers extra heat

A condensing boiler passes flue gases through a secondary heat exchanger before they leave the flue, extracting additional heat by condensing water vapour in the exhaust back into liquid, which is expelled as the mildly acidic condensate water down the drain. This is why every condensing boiler needs a condensate drainage route as part of its installation, unlike older non-condensing boilers, which simply vented hot dry gas straight out. The efficiency benefit only fully materialises when the boiler is actually condensing regularly, which needs a return water temperature low enough — generally below 55°C — for water vapour to condense in the first place. A condensing boiler run permanently at a high flow temperature can spend much of its time not actually condensing, which is one of the main reasons flow temperature settings matter as much as the boiler model chosen.

Low-loss headers on larger or multi-zone systems

On a system with several heating zones or a boiler oversized relative to any single zone's flow requirement, a low-loss header hydraulically separates the boiler's primary circuit from the secondary zone circuits, so each side can run its own pump and flow rate without one interfering with the other. Without it, a zone valve closing on a multi-zone system can starve the boiler of flow or force excessive pump pressure through the remaining open zones. It's most relevant on larger properties or ones with commercial premises attached, where several distinct heating circuits — perhaps a shop unit and a flat above — share one heat source. Getting the header sized to the boiler's actual flow rate, not just fitted as standard, is what makes it work rather than just adding another connection.

Signs a boiler repair is no longer the right call

A boiler that's failing repeatedly, needing a different part replaced every service, or over roughly ten to fifteen years old is approaching the point where continued repair costs more over time than replacement, particularly once a heat exchanger — the most expensive single part — starts to show signs of failure through leaks or reduced output. Efficiency is the other half of the calculation: an older non-condensing boiler running at 70-80% efficiency against a modern condensing combi at over 90% means a meaningful chunk of every unit of fuel burned in the old boiler is simply lost up the flue. We give a straight answer on repair versus replace based on the fault found and the boiler's age and condition, rather than defaulting to whichever is more profitable to us on the day.

Oil tank de-sludging: why it's not optional

Oil sitting in a tank for years accumulates water from condensation and fine sediment that settles at the bottom, and over time this forms a sludge layer that can be drawn into the fuel line, particularly when the tank is nearly empty and the outlet pulls from lower in the tank than usual. Sludge blocks fine oil filters and burner nozzles, which shows up as burner lockouts or a boiler that won't fire cleanly rather than as an obvious tank problem. De-sludging drains and cleans the tank base without necessarily removing the whole tank, and it's worth doing when a tank is inherited with a property, before switching to a new boiler, or if lockouts recur despite the filter and nozzle being replaced. It's a preventative job that's cheaper done on schedule than after a burner failure it caused.

Chasing pipework into lime plaster and stone walls

Solid stone or cob walls finished in lime plaster, common in the older parts of Easton, behave very differently to modern plasterboard when a pipe run needs chasing in. Lime plaster is softer and more porous than gypsum, so cutting a neat, consistent chase without blowing the surface needs a slower hand and finer disc than a stud-wall job, and any repair has to be made good in a lime-based skim rather than modern filler, which can trap moisture behind it and cause the patch to fail. On solid stone we sometimes surface-mount pipework in painted conduit instead of chasing, particularly where the wall is a significant structural thickness and chasing would weaken it. Knowing which approach a wall needs before starting avoids expensive plaster damage.

Single-pipe circuits in older stone cottages

A lot of the stone cottages and farmhouses around Easton were plumbed decades ago on a single-pipe gravity circuit, where each radiator draws from and returns to the same loop rather than having its own flow and return. It works, but radiators furthest from the boiler receive water that's already cooled after giving up heat to the ones before it, so the far end of the house is always the coldest. Converting to a two-pipe layout means new pipe runs, which in a stone cottage often means chasing lime plaster or lifting flagstones — not a trivial job. Where a full rewire of the pipework isn't wanted, we sometimes improve balance instead by oversizing the radiators nearest the end of the run and fitting TRVs to hold back the ones nearest the boiler.

Pumped-oil versus gravity feed: does it matter?

Older oil systems sometimes still rely on gravity feed, where the tank sits higher than the burner and oil flows down to it under its own weight; a pumped system uses the burner's internal pump to draw oil up from a tank at any level, including below the boiler. Gravity feed limits where a tank can be sited and is more prone to airlocks if the line runs dry, while a pumped system is more flexible on tank position but needs the pipe run and lift height kept within the burner pump's rated capacity — usually no more than a few metres of lift and a set maximum run length. When we replace an oil boiler we check which type the existing tank and pipework support before assuming a straight swap, because a tank sited for gravity feed may need repositioning or a different pump to suit a modern burner.
