Planning heating work around a kitchen renovation

The single most expensive mistake in a kitchen project is doing the heating last. Pipework routed after the units are in means either boxing-in you didn't want or lifting a new floor.

The sequence that works

First fix before plastering and flooring: gas run, boiler position, condensate route, radiator or plinth heater feeds. Second fix once units are in: hang the boiler, connect, commission. On Bath's suspended timber floors this is straightforward. On a solid or screeded floor the routing decision has to be final before the screed goes down.

Decisions we need early

  • Final boiler position agreed against the unit layout
  • Whether a plinth heater replaces the wall radiator
  • Flue exit point checked against windows and boundaries
  • Condensate termination route confirmed before floors close up

Frequently asked

Can you work alongside our kitchen fitter?
Yes — we regularly co-ordinate first and second fix around a fitter's programme.
Should we replace the boiler at the same time?
If it's over ten years old, it's usually the cheapest moment you'll ever have to do it.
How much notice do you need?
Two to three weeks for a scheduled first fix is comfortable, more in autumn.
