What a CP12 gas safety check actually includes
A landlord gas safety check is a structured set of tests applied to every gas appliance, flue and length of pipework a tenant might use, not a quick visual pass.

Practical notes on what the CP12 check covers
- A tightness test is carried out across the whole gas installation pipework
- Standing and working pressure is recorded at the meter and at each appliance
- Flue termination position and condition is checked, including for spillage
- Room ventilation is assessed against the specific appliance's requirements
- Safety and flame supervision devices are tested to confirm they operate
How we read what the CP12 check covers on site
The engineer carries out a tightness test on the whole gas installation, checks standing and working pressure at the meter and at each appliance, inspects flues for correct termination and any sign of spillage, and confirms ventilation is adequate for the appliance type fitted. Safety devices such as flame supervision and thermostats are proven to operate correctly, and a gas hob or cooker gets a visual check that includes the stability chain and bayonet fitting where one is used.
Scope of work
- Domestic boiler installation
- Boiler servicing
- Boiler maintenance and repair
Where we deal with this
Questions we get asked
- Does the check cover the gas meter itself?
- The meter installation pipework is included in the tightness test, though the meter is normally the gas transporter's responsibility rather than the landlord's.
- Is a gas fire checked in the same visit as the boiler?
- Yes, every gas appliance supplied for tenant use is checked in one visit, which is why appliance count affects the time needed on site.
- What if the flue cannot be fully inspected because it is boxed in?
- The engineer notes what could and could not be accessed. Concealed flues sometimes need an inspection hatch fitted so the check can be completed properly.
