Cold weather fault

Frozen condensate pipe: the winter fault that looks like a breakdown

Every condensing boiler produces acidic water that must drain away. When that pipe runs outside and the temperature drops below freezing, it blocks with ice and the boiler shuts down on a safety lockout.

How we read a frozen condensate pipe on site

Thawing gives instant relief — warm, not boiling, water poured along the outside of the pipe, then a reset. The permanent fix is engineering: increase the pipe to 32mm outside, insulate with weatherproof lagging, shorten the external run, improve the fall, or re-route the termination internally where a suitable drain exists. Building regulations guidance is clear on external runs, and most repeat freezes are installation shortcuts.

Extra detail on a frozen condensate pipe

High villages such as Chewton Mendip, Priddy and Chilcompton sit well above Bath and hold frost for longer, so the same pipework that survives in a sheltered valley plot freezes there. When we re-route a condensate on a Mendip property we assume harder frost than the city, not the same.

Detail that affects your quote for a frozen condensate pipe

  • Use warm water, never boiling, and never a naked flame
  • External runs should be 32mm and insulated
  • A long horizontal run with poor fall will refreeze
  • An internal termination to a soil stack avoids the issue entirely
  • Exposed hilltop properties freeze first and thaw last

Where we deal with this

Who should undertake the work

  • Gas appliance work must be completed by a suitably qualified Gas Safe engineer
  • Oil appliance work should be completed by a suitably qualified OFTEC technician
  • Jamie Crawford Heating states both Gas Safe and OFTEC registration

The honest position: Thaw it today, re-engineer it before next winter — a properly sized, insulated or internal run ends the annual repeat.

Questions we get asked

Why does it only happen on very cold mornings?
Condensate trickles rather than flows, so it freezes in place overnight when the pipe is exposed and unlagged.
Is a permanent fix expensive?
Usually it is a short pipework alteration, far less than the repeat callouts it prevents.
